Honest Software Comparison

CAFM Software Comparison

How Matrix OS compares with MRI Evolution, Facilio and IBM Maximo — including where each competitor is genuinely stronger. We think you deserve an honest answer before you shortlist.

UK-origin CAFM

MRI Evolution

Formerly FSI Concept Evolution

A mature, feature-rich CAFM platform with three decades of history and a strong Middle East presence. The right choice for multinationals already standardised on MRI products.

Where they're strong

  • Deep CAFM feature set
  • Strong global install base
  • Broad MRI product suite

Where Matrix OS differs

  • Built for UK market, adapted for Gulf
  • Third-party IoT integration
  • No ICV contribution
Connected CMMS

Facilio

New York · Dubai · Chennai

A well-funded, well-designed connected CMMS with strong energy analytics. Serious competition for large multi-country commercial portfolios.

Where they're strong

  • Strong energy analytics
  • Mature connected CMMS
  • Fast product cadence

Where Matrix OS differs

  • Software-only — third-party sensors
  • US HQ, no ICV contribution
  • Partial soft services & HSE
Industrial EAM

IBM Maximo

Enterprise Asset Management

The standard for heavy-industry EAM — utilities, rail, oil & gas, manufacturing. Very capable, but built for plant assets rather than building portfolios.

Where they're strong

  • Best-in-class industrial EAM
  • Deep reliability engineering
  • Large global partner ecosystem

Where Matrix OS differs

  • Designed for plants, not buildings
  • Multi-phase partner implementation
  • Industrial overhead for FM use

How to Evaluate CAFM Software

A structured approach that applies regardless of which platform you choose.

01

Define your scope honestly

List every module you need on day one versus modules you might want in year two. Vendors price on scope — an inflated requirements list inflates the quote.

02

Model total cost of ownership

Licence + implementation + training + annual support + administration headcount over five years. A low licence cost with a heavy implementation rarely saves money.

03

Run a structured pilot

Pick one building, one asset class, and one workflow. Three months of real data beats thirty demos. Any vendor who refuses a scoped pilot is worth questioning.

04

Ask about the IoT layer

If sensor data matters to you, ask who supplies the hardware, who runs the network, and who you call when a sensor stops reporting. The answer reveals the real integration model.

05

Verify local regulatory support

Ask exactly how DEWA sub-metering, Dubai Civil Defence PPM records, Mollak service charges, or ZATCA e-invoicing are handled — in the product, not in a future roadmap.

06

Check migration terms

Request a data export specification before signing. Verify the format is open (CSV, JSON, XML) and the export is self-service, not a paid professional services engagement.
