List every module you need on day one versus modules you might want in year two. Vendors price on scope — an inflated requirements list inflates the quote.
Model total cost of ownership
Licence + implementation + training + annual support + administration headcount over five years. A low licence cost with a heavy implementation rarely saves money.
Run a structured pilot
Pick one building, one asset class, and one workflow. Three months of real data beats thirty demos. Any vendor who refuses a scoped pilot is worth questioning.
Ask about the IoT layer
If sensor data matters to you, ask who supplies the hardware, who runs the network, and who you call when a sensor stops reporting. The answer reveals the real integration model.
Verify local regulatory support
Ask exactly how DEWA sub-metering, Dubai Civil Defence PPM records, Mollak service charges, or ZATCA e-invoicing are handled — in the product, not in a future roadmap.
Check migration terms
Request a data export specification before signing. Verify the format is open (CSV, JSON, XML) and the export is self-service, not a paid professional services engagement.
