Facilio · Connected CMMS

A Facilio Alternative for Gulf FM Teams

Facilio is a well-funded, well-executed connected CMMS platform. Founded in 2017, headquartered in New York with offices including Dubai and Chennai, backed by Accel and Tiger Global, and used by significant regional portfolios. If you're evaluating them, you're evaluating a serious product.

We compete with Facilio regularly. Here is an honest account of where each of us fits.

Where Facilio is Genuinely Strong

  • Mature, well-designed connected CMMS with a strong energy and sustainability analytics story
  • Genuine regional traction with large commercial portfolios
  • Strong low-code configurability for teams with the appetite to build their own workflows
  • Substantial venture funding and a fast product release cadence

If your priority is portfolio-wide energy analytics across a large multi-country commercial estate, Facilio is a strong candidate and you should look at them properly.

Where Matrix OS Differs

1

We manufacture the hardware

This is the core structural difference. Facilio is a software platform that connects to devices; the sensors, meters and gateways come from third parties. We design and build ours in the UAE and operate our own LoRaWAN network. For portfolios where sensor coverage is the actual gap — older buildings with no BMS, distributed water systems, remote assets — that difference decides whether a project is feasible at all, because we can supply and deploy the coverage rather than specify it and wait for someone else.

2

UAE manufacturing and ICV

Facilio is a US-headquartered company with a Dubai office. We are a UAE manufacturer registered at SRTIP. On tenders where in-country value is scored, that is a measurable procurement advantage rather than a marketing line.

3

Full FM scope including soft services and HSE

Facilio's centre of gravity is maintenance, energy and property operations. Matrix OS covers the same ground plus soft services manpower scheduling, HSE (incidents, permit to work, JSA, contractor induction), procurement and project management in the same system. For an FM contractor delivering both hard and soft services under one contract, that scope difference is significant.

4

One deployment, one accountable team

We deploy hardware and software as one project with one accountable team. No separate sensor supplier, no integration contractor, no gap between "the platform is live" and "the data is flowing."

When to Choose Facilio Instead

  • Deep energy analytics and sustainability reporting across a large multi-country portfolio is your primary requirement
  • Enterprise buyer who needs a vendor with major institutional backing on the procurement checklist
  • You already have third-party IoT infrastructure in place and need software to connect it

We'd rather you know that.

When Matrix OS is the Better Fit

  • Portfolios where sensor coverage is the actual gap and someone needs to supply the hardware
  • FM contractors delivering hard and soft services under one contract
  • UAE and KSA tenders where ICV and local presence carry weight
  • Teams that want one vendor accountable for the whole stack — hardware, network and software

Frequently Asked Questions

Is Matrix OS cheaper than Facilio?

Neither company publishes standard pricing, so any specific comparison would be guesswork. What we will say is that bundling hardware, network and software from one supplier typically removes cost that sits between vendors in a multi-supplier deployment. Ask both of us for a quote against the same scope — that is the only honest comparison.

Can Matrix OS handle a multi-country portfolio?

Yes — the property hierarchy supports multi-site, multi-country estates with separate regulatory and currency configurations per country.

Does Matrix OS have energy analytics like Facilio?

Matrix OS provides real-time energy consumption monitoring from our IoT sub-meters and BMS integration, with configurable dashboards and automated alerting on threshold breaches. For portfolio-wide energy benchmarking across large multi-country commercial estates, Facilio's dedicated energy analytics are mature and worth evaluating directly.

What happens when a sensor stops reporting?

Because we own the hardware, the network and the software, there is one team to call. In a multi-vendor model, sensor faults often become disputes between the sensor supplier, the network provider and the platform vendor. We eliminate that.

Can Matrix OS replace our existing BMS?

Not necessarily, and often there is no need to. Matrix OS integrates with existing BMS and SCADA systems over MQTT and standard protocols. Our IoT hardware supplements coverage where the BMS does not reach — typically tenant spaces, water systems and distributed assets.
