MRI Evolution · formerly FSI Concept Evolution

Looking for an MRI Evolution Alternative?

If you're evaluating MRI Evolution — the CAFM platform formerly known as FSI Concept Evolution — you're looking at a mature, capable product with a long track record. MRI Software acquired FSI in August 2021 and rebranded Concept Evolution to MRI Evolution in June 2022. FSI had been building CAFM software since 1990 and brought more than 300 clients into MRI, including a substantial Middle East presence.

This page is not going to tell you MRI Evolution is bad software. It isn't. But it was built in the UK for a UK-centric market and later absorbed into a large global real estate software portfolio, and there are specific situations where a regionally built platform fits better.

Where MRI Evolution is Genuinely Strong

Be honest about this with your own stakeholders:

  • Deep, mature CAFM feature set refined over three decades
  • Large global install base and an established partner ecosystem
  • Broad MRI product portfolio — if you also need lease accounting, property management or energy management from one vendor, that integration story is real
  • Well-known name that passes procurement scrutiny without explanation

If your organisation is a UK-headquartered multinational already running MRI products, staying inside that stack is a reasonable decision.

Where Matrix OS Differs

1

The IoT layer is ours, not an integration

MRI Evolution connects to third-party sensors and building systems. We design and manufacture ours — LoRaWAN environmental sensors, sub-meters, leak detection, waste monitoring — and run our own network. One vendor for hardware, network and software means one accountable party when a sensor stops reporting, and no per-integration licensing between layers.

2

Built in the Gulf, for the Gulf

MRI Evolution is a global product with regional offices. Matrix OS is built at Sharjah Research Technology and Innovation Park by a team that has deployed FM systems in this market for years. Regional regulators — DEWA, SEWA, Dubai Civil Defence, Mollak, ZATCA — are in the product, not the customisation backlog.

3

In-country value

For UAE government and semi-government tenders, ICV scoring is a procurement criterion. A UAE-registered manufacturer contributes to your ICV position in a way a foreign software licence cannot.

4

Deployment speed and directness

Our engineering team is the team you talk to. A configuration change is a conversation, not a change order. For most single-building deployments, teams are operational within weeks rather than months.

5

Regional data residency

UAE-hosted deployment is available for organisations with data residency requirements — government, healthcare and defence-adjacent portfolios where keeping operational data in-country matters.

When to Choose MRI Evolution Instead

  • Multinational already standardised on MRI products
  • Need deep lease and property accounting in the same suite
  • Procurement requires a vendor with a twenty-year global reference list

We'd rather tell you that now than six months into an implementation.

When Matrix OS is the Better Fit

  • Gulf-based portfolios where local regulatory alignment matters
  • Organisations where ICV scoring affects tender outcomes
  • Teams that want IoT monitoring without stitching together three vendors
  • Buyers who want direct access to the engineering team rather than a support tier

Frequently Asked Questions

Is MRI Evolution the same as Concept Evolution?

Yes. Concept Evolution was FSI's CAFM platform. MRI Software acquired FSI in August 2021 and rebranded the product as MRI Evolution in June 2022. It is the same product lineage under a new name.

Is Matrix OS a CAFM or a CMMS?

Both. CMMS functionality (maintenance scheduling, work orders, asset history) sits inside a broader CAFM scope that also covers property and space management, soft services, HSE, contracts and procurement. Most Dubai FM teams managing whole buildings need the wider CAFM scope; a single industrial site may only need the CMMS core.

Can Matrix OS integrate with our existing BMS?

Yes. Matrix OS connects to BMS and SCADA systems and supports MQTT for third-party sensors, alongside our own LoRaWAN hardware. You do not have to replace working building systems to get unified visibility.

Can we migrate our asset and PPM data from MRI Evolution?

We support standard data migration from common CAFM formats. Contact us with a data export sample and we will confirm the migration path for your specific configuration.

How long does implementation take?

For a single building, most teams are operational in 4–8 weeks. Multi-site portfolios typically take 3–4 months depending on data quality and integration scope. We will give you a specific estimate after a scoping call.

Does it handle both hard and soft services?

Yes. Cleaning, pest control, landscaping, catering, waste and hygiene are managed in the same system as HVAC and electrical PPM, with shared manpower scheduling, QC inspections and contract-linked billing.
